Building Permit Applications

Builder views work on a new extensionThe Yarra Building Services team offers a competitive building permit service. When you lodge your building permit application with us you will get the benefit of local knowledge and a full permit and inspection service.

Building Permits are generally required for:

  • External work to your house including extensions, verandas, garages and second storeys
  • Internal work to your house that requires windows or walls to be moved or altered
  • Any new building
  • Demolition of an old building
  • Change of use of a building eg: from warehouse to dwelling
  • A brick front fence
  • Construction of a swimming pool or spa
  • Minor structures eg. carports, roller doors etc.

If you are unsure whether you need a Building Permit please submit your proposal (including any plans) in writing to Yarra Building Services, PO Box 168 Richmond 3121, or fax on 8417 6666.

Building Permit Application forms

If you would like us to send you an application form please contact the Building Services Unit on 9205 5095.

Timeframe

When you have submitted your application, please allow 10 working days for your documentation to be assessed. When all requirements are met, a permit will be issued by mail.

Fees and Costs

The building permit fee will be based on the cost of the project. In addition, a lodgement fee is payable for building work with a cost of $5000 or more and a State Government Building Permit Levy is payable for building work with a cost greater than $10,000.

Report and Consent

Demolition

Where a Building is proposed to be demolished or any part of a building façade is to be demolished, the report and consent of Council (the Responsible Authority under the Planning and Environment Act) must be obtained.

As many buildings within the City of Yarra require a Planning Permit to alter or demolish them, the submission of the endorsed Planning drawings will be required before consent will be granted.

Protection of Adjoining Property

Where the relevant Building Surveyor requires an adjoining property to be protected from damage as a consequence of proposed building work, the owner is required to serve notice on the adjoining owners together with details of proposed building work and protection work.
